Is it mandatory to service and inspect fire alarm panel and devices?
As per fire safety act, it is mandatory for owners of premises to engage competent fire alarm professionals to inspect and test their fire alarm panels. As per SCDF requirement, the fire alarm professionals will test up to 20% of all devices per year (100% to be tested in 5 years). This includes manual call points, fire alarm bells and smoke/heat detectors etc. A service report will be furnished to the owner with comments on items that require repairs or replacement. Owner will then have to get these items repaired ASAP so that their fire alarm system will be in working order.
What are the common items that require replacement in a fire alarm panel?
The most common item to be replaced would be the fire alarm batteries. Fire alarm batteries can usually last up to 2 years and we recommend our clients to replace them periodically. If batteries are not replaced, the panel will eventually show a fault condition. Furthermore, drained batteries will mean your fire alarm will not work in the event of a power failure (e.g. fire has burned the DB room). Batteries not replaced can bloat and might potentially explode inside the panel which can damage the entire panel or injure somebody.
Other items requiring replacement would be manual call points, fire alarm bells as well as smoke and heat detectors. Our engineers will check all these periodically and if they are not working, will recommend to get it replaced ASAP.
Lastly, if your panel shows fault condition, contact your fire alarm specialist ASAP. Fault condition means that the fire alarm is not in working condition. In the event of a fire, the alarm might not sound and detectors/call points may not be activated. Furthermore, you may attract fines for not maintaining your fire alarm panel as per the fire safety act.
Can I do my own repair for fire alarm panel?
We do not recommend this as non-trained individuals might potentially damage the panel (by shorting the PCB) or even get electrocuted the process of replacement. There are certain high voltage parts in the panel and it will be safer to get trained fire alarm professionals who can replace these parts safely. Furthermore, many panels are link to fire alarm monitoring station and tempering with it can trigger the fire alarm and activate the fire engine to your premises which might incur the owner additional cost (for fire engine activation).
